The basics

A Floor Coating, Explained in One Minute

A coated floor is a thin, hard layer that is chemically bonded to your concrete. It is not paint and it is not a mat. The slab is ground with diamond tooling to open its pores, cracks and pits are filled, and a two-part resin soaks in and hardens. Color goes on next as flake, a metallic pigment or a solid tint, and a clear topcoat seals the whole thing in.

The result is a floor that wipes clean, brightens a dark garage, resists oil and road grime, and stops the endless gray dust that bare concrete sheds. The same idea, tuned differently, works in a laundry room, a home gym, a showroom or a shop floor.

Forney is a good place to need one. The Census Bureau's 2023 estimates put Forney among the 15 fastest-growing cities in the country, with 10.4% growth in a single year, so thousands of local garages are new, bare slabs. Plenty of older homes along US 80 have floors that have seen decades of trucks and Texas summers. Both are good candidates, for different reasons.

The method

Three Stripes, One Floor

The logo's three copper stripes stand for the three stages every lasting floor goes through. Skip one and the other two cannot make up for it.

  1. Prep

Prep is most of the job

Diamond grinding opens the surface, old sealers and oil are removed, and cracks and spalls are filled and ground flush. Most coating failures trace back to a floor that was etched or rushed instead of ground.

  2. Coat

    The coat does the work

A two-part epoxy or polyaspartic base soaks into the open concrete and forms the bond. Color goes into or onto that base: broadcast flake, a metallic pigment or a solid tint.

  3. Seal

    The seal takes the abuse

A clear topcoat sets the gloss and texture and faces the hot tires, dropped tools and UV light that come through an open garage door. Grit can be added for footing.

Which Floor Fits Which Room?

A quick starting point. The estimate visit confirms it once the slab has been looked at.

Local conditions

What Forney Concrete Goes Through

Forney sits on the Blackland Prairie, where the deep clay soil known as Houston Black, the official state soil of Texas, swells when it is wet and shrinks when it dries. Slabs here are engineered for that movement, but hairline cracks are still part of life, which is why every estimate starts with how the cracks will be filled and whether any need to be left as joints.

Heat is the second factor. Summer days tracked by the National Weather Service in Fort Worth regularly push garages well past the outdoor temperature. Resins are mixed and spread in the cooler part of the day, and a quality topcoat is what keeps a hot tire from lifting the finish after a drive home on I-20 or US 80.

The third is time. A new slab needs to cure before it can be coated; Sherwin-Williams' guidance calls for at least 28 days, with a moisture test to confirm. Older slabs bring oil stains, old paint and sealers that have to come off first. Neither is a problem when it is planned for.

What a Good Written Estimate Shows

Two prices for the same garage can hide very different floors. A clear estimate answers these six questions.

  • How is the floor prepared?

Diamond grinding, not just an acid wash.

  • What happens to the cracks?

Which are filled, which are kept as joints, and with what.

  • What is the base coat?

The product name and type, not just "epoxy".

  • What is the topcoat?

Polyaspartic, urethane or epoxy, and why that one.

  • How long is the floor out of use?

When you can walk on it and when the cars can come back.

  • What does care look like?

A care sheet and any warranty terms in writing.

Questions

Epoxy Flooring Questions From Forney Homeowners

How much does epoxy flooring cost in Forney?

Every floor is priced on its own size, condition and coating system, so there is no honest one-size price. The biggest factors are square footage, how much grinding and crack repair the slab needs, removing any old coating, and the finish you choose. The estimate is free and itemizes each one.

Can I epoxy my garage floor myself?

Store-bought kits exist, but they usually rely on an acid etch instead of diamond grinding and use thinner, water-based material. They can look good at first and then peel under hot tires. A professional system is ground, repaired and built in layers for that reason.

How long does a coated garage floor take?

Many garages are finished in one to two days. Polyaspartic systems cure fastest. The estimate states the system and how long the garage will be out of use before cars return.

Is epoxy or polyaspartic better for a Forney garage?

Most garages do best with both: an epoxy or polyaspartic base for the bond and a polyaspartic topcoat, which stays clear in sunlight and handles heat well. Pure epoxy topcoats can amber where an open door lets the sun in.

Do you coat commercial floors too?

Yes. Estimates are offered for residential and commercial floors, from garages and game rooms to showrooms, salons, gyms and storage.

Is the estimate really free?

Yes. It is free, written and comes with no obligation. It names the products, colors and steps so you can compare it with any other quote.
